It offers real savings compared to other major Indian tech hubs, yet it does not compromise on building quality or connectivity.

Comparing the Two Corridors Side by Side

Price also plays a big role in where companies choose to lease. Gurugram’s established zones charge a premium. The Noida Expressway offers stronger value instead, and rents there range roughly between ₹45 and ₹115 per square foot. This depends on the building grade and exact location. Even at lower prices, the infrastructure and services match well.

This price gap does not mean one area beats the other. Each corridor serves different business needs. The right choice depends on what a company actually requires. Gurugram still holds strong brand value among multinational firms, and many businesses still prefer it for that reason alone. At the same time, more companies now value cost savings, large campus style buildings, and access to a growing pool of local talent. Many firms are now splitting their operations across both areas. Leadership and client facing teams often stay in Gurugram, thus delivery and operational teams move to the expressway corridor instead.

Demand from occupiers in the Noida Expressway is set to grow as certified Grade A supply and better infrastructure emerge. Even so, it’s unlikely that the established multinational presence in Gurugram will migrate anytime soon. As premium office space becomes harder to find in the coming years, occupiers and investors stand to benefit. Knowing the opportunities in both districts matters more than treating the NCR as a single entity.
